How our pricing works

• Size of the space. A small office and a multi-floor workplace are different jobs. Square footage and the number of rooms, washrooms, and common areas are the first thing a quote is built on.
• Frequency. Cleaning every night costs less per visit than a once-a-week clean, because the work stays light and the crew knows the building. One-time cleans are priced as a single job.
• Scope of work. Desks and floors are one thing; washrooms, kitchens, carpet deep cleans, and window cleaning add to the scope. Your quote lists exactly what is included, so you can see what you are paying for.
• Condition of the space. A space that has been cleaned regularly takes less time than one that has not had a proper clean in a while. A walkthrough lets us see the real condition before we price it.
• Time of day. Most commercial cleaning happens after hours, once your team has gone home. Daytime work and day porter coverage are priced on their own schedule.
• Supplies and equipment. We bring the cleaning supplies and equipment for the job. Your quote says what is included, so there are no surprises after the work starts.

Pricing

• Office cleaning — $0.07–$0.20 per sq ft
• Janitorial service — $0.07–$0.20 per sq ft
• Commercial carpet cleaning — $0.20–$0.60 per sq ft
• Residential carpet cleaning — $40–$100 per room
• Commercial window cleaning — $3–$10 per pane (storefronts and small offices; more for exterior or hard-to-reach glass). Large and high-rise jobs priced per visit or hourly.
• Disinfection services — Quoted per job after a free walkthrough
• Restroom sanitation — Quoted per job after a free walkthrough
• Day porter — $45 per hour, 4-hour minimum ($180 per shift)
• Post-construction cleaning — Quoted per job after a free walkthrough

2. Free walkthrough. We visit your space, look at the scope and the condition, and talk through frequency and timing. The walkthrough is free, and there is no obligation.
3. Written quote. You get your price in writing, with exactly what is included. If the scope changes later, the quote changes with it — in writing, before the work starts.
